What Do I Need?

There are a few mortgage application documents needed by your lender to complete you mortgage application. While some documents are required from most borrowers, other documents may be specific to only certain borrowers and situation.  Below is a list of the typical required documents:

Required By Most

  • Paystubs:  Including 30 days of consecutive pay periods
  • W2s:  From all employers for the most recent 2 years
  • Bank Statements:  Including the most recent 2 consecutive months (include all pages, even if they are blank or include cleared check copies)
  • Investment and/or Retirement Account Statements:  Including the most recent 2 consecutive months or 1 quarterly statement (include all pages, even if they are blank)
  • Unexpired Photo Identification (i.e. drivers license)

 

 

If Divorced or Separated

  • Divorce Decree
  • Separation Agreement

If Self-Employed

  • Federal Income Tax Returns with All Schedules:  Most recent 2 consecutive years for both personal and all businesses
  • Current Year-to-Date Profit and Loss Statement

Veterans Loans

  • DD 214 or Statement of Service
  • Certificate of Eligibility (your mortgage advisor can also retrieve this on your behalf from the VA)

Refinance Loans

  • Current Mortgage Statement
  • Real Estate Tax Bills
  • Current Homeowner’s Insurance:  Declaration’s document showing coverages, premium, and policy dates (include any other applicable home insurance, such as flood insurance)
